Common questions.

One LLC per property, really?
For asset-protection purposes, yes. Each property is held in its own LLC so that a lawsuit against one cannot reach the others. The cost of each LLC ($0 service fee + state fee + RA) is far less than the liability exposure of pooling.
What about a series LLC?
Series LLCs (where one master LLC has "series" with internal asset partitioning) are available in 18 states. They are cheaper than separate LLCs but legally untested in some scenarios and not recognized in all states. Most investors still use separate LLCs.
Wyoming or Delaware holding company?
Wyoming is more common for real estate (lower fees, anonymous ownership, charging-order protection). Delaware is more common for VC-funded scenarios. We file both.
Foreign qualification when?
When the LLC is formed in one state but owns property in another. The property state typically requires the LLC to qualify there.
Multi-state taxes?
You file state tax in every state where you have property. Most states give credit for taxes paid to other states, but property-level filings are usually still required.
